With this in mind, we are PROVIDING AN INCLUSIVE PACKAGE WHERE THE TENANCY AGREEMENT AND THE DEPOSIT LODGING FEE ARE INCLUDED IN THE BASIC LETTING FEE.

THIS IS AN AUTOMATIC SAVINGS OF (£576 including Vat or £480 plus Vat)

 

FEES FOR LANDLORDS  - MANAGEMENT & LETTINGS SERVICE - SCALE OF FEES OPTIONS

1. Standard Management Fee - includes Letting Service Fee. Please see Additional Fees**

For Two Bedroom Property or Larger

12.5% plus Vat of rent due (subject to a Minimum Fee of £500 plus Vat) for the first twelve months, (5% plus Vat Management Fee onwards plus Additional Fees as detailed)

15% inclusive of vat of rent due (subject to a Minimum Fee of £600 inclusive of Vat) for the first twelve months, (6% Management Fee inclusive of Vat onwards plus Additional Fees as detailed)

For Studio or One Bedroom

15% plus Vat of rent due (subject to a Minimum Fee of £500 plus Vat) for the first twelve months, (5% plus Vat Management Fee onwards plus Additional Fees as detailed)

18% inclusive of vat of rent due (subject to Minimum Fee of £600 inclusive of Vat) for the first twelve months, (6% Management Fee inclusive of Vat onwards plus Additional Fees as detailed)

2. Letting Only Service Fee

For Two Bedroom or Larger

7.5% plus Vat of rent due (subject to a Minimum Fee of £500 plus Vat) of the first twelve months Rent

9% inclusive of Vat of rent due (Minimum Fee of £600 inclusive of Vat) of the first twelve months Rent

For Studio or One Bedroom

10% plus Vat of rent due (subject to a Minimum Fee of £500 plus Vat) of the first twelve months Rent

3. Letting Only Plus Deposit Protection  

For Two Bedroom or Larger

7.5% plus Vat of rent due plus Tenancy Deposit Service Fee of £240 plus Vat of the first twelve months Rent

9% inclusive Vat of rent due plus Tenancy Deposit Service Fee of £288 inclusive of Vat of the first twelve months Rent

For Studio or One Bedroom

10% plus Vat of rent due plus Tenancy Deposit Service Fee of £240 plus Vat of the first twelve months Rent

4. Letting and Rent Collection Fee

For Two Bedroom or Larger

7.5% plus Vat of rent due & 2.5% plus Vat of Rent due (subject to a Minimum Fee of £500 plus Vat) of the first twelve months Rent

TENANCY AGREEMENT RENEWAL FEE  ** Additional Charges for Items  1, 2, 3 & 4
A. Tenancy Agreement Fee

£240 plus Vat (£288 inclusive of Vat) (which is in addition to the above items 1,2,3,4)

Please note, a Tenancy Agreement is a formal agreement between the Landlord(s) & Tenant(s) to make the rental of the property by the Landlord to the Tenant express. The Agreement provides both parties with clarity regarding their responsibilities formally.

B. Tenancy Deposit Service Fee

£240 plus Vat plus scheme costs (£288 inclusive of Vat Plus scheme costs) (which is in addition to the above items 1,2,3 or 4)

C. Tenancy Renewal Fee

£500 plus Vat (£600 inclusive of Vat)

This is an Annual Fee charged from the 2nd year onward if the same Tenants are in situ for both whether Let Only or Let & Managed Properties. This is above and beyond the Tenancy Agreement Fee.

H. Gas safety check:

£92.50 plus Vat (£111 inclusive of Vat). Smoke and Carbon Monoxide Alarm Checks and Installation. Co2 Detector or Smoke alarm: £40 plus Vat each (£48 inclusive of Vat each) if applicable such as essential installation/renewal of Co2 Detector

I. Energy Performance Certificate:

£100 plus Vat (£120 inclusive of Vat)

J. NIC EIC Domestic Electrical Testing

starting at £240 plus Vat (£288 inclusive of Vat)

K. Portable Appliance Test

£73 plus Vat which includes 10 tests (£87.60 inclusive of Vat which includes 10 tests)

L. Preparing Inventory/Schedule of Condition

Cost varies depending upon Property size £240 to £300 plus Vat (£288 to £360 inclusive of Vat)

M. Rent Protection/Legal Expenses Policy

£250 plus Vat (vetting fee included) (£300 inclusive of Vat, vetting fee included)

If no policy, then Vetting & Referencing Fee is £30 plus Vat per Adult (£36 inclusive of Vat per Adult)

N. Maintenance Repair Landlords (see clause 4.1 of Agency Agreement/Terms&Conditions

Obtaining estimates and supervision of major works: 10% plus Vat of cost of Fee (12% including Vat of cost of Fee). Amount To Be Agreed or Landlord to agree Remedial Work Quotation prior to work being carried out with the exception of Emergency Works as and when required.

O. Regarding Room Rental for a Lodger or an HMO Licenced Property

Upon finding suitable Tenant(s), we would charge as our Fee a minimum of £350 plus Vat per Room (£420 inclusive of Vat per Room). From the 2nd year there will be an annual Renewal Fee of £350 plus Vat (£420 inclusive of Vat) and £75 plus Vat (£90 inclusive of Vat) for the preparation of a Tenancy Licence Agreement per Bedroom each, to be taken usually by way of a one-off deduction from the first rent received at the commencement of the Licence. This is on the basis that the original term will be for at least 6 months, as a minimum period.

If the Property is licenced as a HMO (House of Multiple Occupants) then a copy of the HMO Licence must be received by DM&Co. From the 2nd year there will be an annual Renewal Fee of £350 plus Vat (£420 inclusive of Vat)

P. Issuing Rent Increase Notice

£50 plus Vat (£60 inclusive of Vat)

Q. Duplication and testing of extra keys

£20 plus Vat plus costs (£24 inclusive of Vat plus costs)

R. Administration

Hourly rate for other work requested. £40 plus Vat per hour (£48 inclusive of Vat per hour)

S. Redirection of mail overseas

Cost of postage (no mark up)

T. Income & Expenditure reports and statements

£50 plus Vat (£60 inclusive of Vat)

U. Issuing Notice of Seeking Possession
